Before: Structural Constraints & Limited Flow

The original layout presented several challenges:

  • Multiple load-bearing walls dividing the kitchen and living space
  • Restricted natural light and poor visual flow
  • Outdated infrastructure including plumbing and finishes
  • Limited functionality for a modern lifestyle

Extensive structural work was required to safely open the space while maintaining the integrity of this 3-story home.

Structural Engineering & Framing Scope

This project required a full structural redesign to support the open-concept transformation.

Key Structural Work Completed:

  • Removal of two load-bearing walls
  • Installation of two engineered structural beams:
    • 20” x 12” beam
    • 24” x 12” beam
  • Construction of new footings and strong walls
  • Installation of 15 linear feet of stem walls

All work was completed in accordance with engineering plans and local building requirements, ensuring long-term stability and safety.

Full Interior Remodel Scope

Beyond the structural work, this project included a complete interior upgrade throughout the space.

  • New plumbing and drainage system throughout the home
